Fall Plumbing Maintenance Checklist

Fall is finally here and if you want your plumbing to be working as efficiently as possible, the best way to accomplish this is by performing regular maintenance on the system. If you find and solve problems early enough, that prevents them from getting worse. Although autumn can be one of the busiest seasons for homeowners preparing for winter, it’s also the best time to take advantage of the moderate weather to repair any damages before the first frost sets in. Here are some home maintenance ideas that will keep your home running in peak condition all winter long.

Clear the gutters and drains:

When clearing up fall leaves, don’t sweep them into the drains. Be consistent about keeping the drains and gutters clear of leaves. Damp, decomposing leaves can cause a blockage, leading to a nasty burst pipe come the winter ze.

Water heater maintenance:

Since your water heater is about to work harder to keep up with the colder temperatures, this is a good place to start. Most people keep their temperature at 120 degrees Fahrenheit, but you can always adjust it to suit your needs. After you’ve checked the temperature, you should flush out any sediment that may be trapped in there, possibly corroding the inside of your heater. You can also test your pressure valve on units less than five years old. For older units, you would be better off calling a plumbing company. To test a valve, lift the lever and then let it snap back. This should send a quick burst of hot water into the drain.

Inspect fixtures for leaks or damage:

Fixtures like toilets and showers should be checked for any leaks or damage. Though your fixtures may be working well despite some obvious wear and tear, any significant cracks, dents, and corrosion are definitely means for concern. Any of this damage may prove serious enough to interrupt the fixture’s efficiency. Also be on the lookout for any leaks, which can be identified through damp spots on floors, wet walls, and damp ceilings.

Septic/sewer system maintenance:

Fall is a good time to have your septic and sewer system checked. Make sure both lines are clear and of roots. Roots won’t grow as much during winter and this is the perfect time for this maintenance. If you septic tank is full, have it pumped while the ground is still warm. Digging up a frozen yard may cost more due to the extra man-power.
